We allow pets in our properties, however, this requires prior approval from the management. We also have a pet policy which needs to be adhered to. 

Leasing Queries

In case of an individual leasing a property, we require the following documents:

1. Passport copy, Visa copy and EID copy of the tenant.

2. Passport copy, Visa copy and EID copies of the occupants.

3. Seddiqi Properties booking form (filled and signed)

4. Marriage Certificate (for couples)

5. Salary Certificate

 

In case of a company leasing a property, we require the following documents:

1. Trade License copy of the company

2. Passport copy, Visa copy and EID copies of the owner of the company.

3. Passport copy, Visa copy and EID copies of the signatory of the company.

4. A letter from the company confirming the occupants of the property.

5. Passport copy, Visa copy and EID copies of the occupants.

We require the below documents from the client when leasing a commercial property,

1. Trade License of the company (if client is an existing company)

2. Trade Name Reservation and Initial Approval Certificate (if client is a new company)

3. PP and EID copies of the local sponsor

4. PP, Visa and EID copies of all the partners

5. POA to the signatory/MOA of the company

6. PP, Visa and EID of the signatory

7. RERA good conduct certificate

8. Al Etihad Credit Bureau (AECB) report with credit score

9. Seddiqi Properties booking form (filled and signed)

No, residence visa is a mandatory requirement to lease a property in Dubai. 

No, Emirates ID is a mandatory requirement to lease a property in Dubai. 

Yes, the company (employer) can pay the rent cheques on your behalf. Additional documents will be required from the company confirming the payment of rent on your behalf and accepting responsibility for the rent cheques paid which will be reviewed by Seddiqi Properties. Additional documents are,

1. Trade License of the company.

2. Cheque Undertaking Letter (to be signed and stamped by the company authorized signatory)

3. POA (Power of Attorney) of the authorized signatory.

4. Passport, Visa and EID of the authorized signatory.

Yes, a relative/friend can pay the rent cheques on your behalf. Additional documents will be required from the relative/friend confirming the payment of rent on your behalf and accepting responsibility for the rent cheques paid which will be reviewed by Seddiqi Properties. Additional documents are,

1. Cheque Undertaking Letter (to be signed by the relative/friend)

2. Passport, Visa and EID of the relative/friend.

It is a mandatory payment and is intended to protect the Landlord in the event of any damages to the unit or breach of the tenancy contract by the tenant.

The security deposit amount is subject to the property selected as per the below guidelines;

Residential properties
1. AED 3000/5000 or 5% of the annual rent (whichever is higher)

Commercial properties
1. Rolex Tower and Capricorn Tower - One month's Gross annual rent (including service charges)
2. Saratoga Complex, The Nadd Residence and Boca Residence - One month's Gross annual rent/ AED 10,000 (whichever is higher)
3. The Court - Three month's Gross annual rent

No, the security deposit is payable before the start of the tenancy contract. If paid via cheque, the same will be encashed before the start of the tenancy contract.

Sub-letting is not permitted in our properties. This includes sub-letting for long term and short term (Air bnb, etc.) both. 

VAT is not payable on the rent for residential properties. However, VAT is applicable in respect of any additional fees incurred and payable by the Tenant pursuant to the terms of the Tenancy Contract, (e.g tenant name change fees, transfer of premises fees, and other fees etc.) but the amounts quoted in the Tenancy Contract for each type of fee are all VAT inclusive unless otherwise specified.

VAT is payable on the rent for all commercial properties as well as on any additional fees incurred and payable by the Tenant pursuant to the terms of the Tenancy Contract.

The rent can be paid in upto 4 cheques. Requests for payment of rent in more than 4 cheques will require additional documents and will be reviewed by Seddiqi Properties. 

Utilities, Services & Maintenance Queries

Ejari means "My rent" in Arabic. Ejari is an online registration system to register all rental contracts in Dubai with the Real Estate Regulatory Agency. It is a mandatory requirement by the government of Dubai and effectively manages the relationship between Landlords and Tenants in Dubai.

Seddiqi Properties registers the Ejari on behalf of our tenants. The Ejari fee payable by the Tenant to the Landlord is AED 210.

DEWA is short for Dubai Electricity and Water Authority. It is the exclusive utility provider of electricity and water services in Dubai. 

DEWA services can be applied online via their website or by visiting the DEWA offices with the required documents.

Seddiqi Properties does not apply for DEWA connections on behalf of the Tenant.

The Housing fee is a fee levied by Dubai Municipality and is calculated as 5% of the annual rent. This fee is divided into 12 installments and is charged along with the monthly DEWA bill. The housing fee is solely regulated by Dubai Municipality.
